These are the definitions for our Exclusive Pictorial Rating Key system and their accompanying Icons:

Mobley Home Inspection Serviceable Checkmark Icon Serviceable: At the time of the inspection, the item appeared to be “serviceable”, in normal working order and functional for the purpose for which it is intended.  If the home being inspected is not new, probably these items will not be in “like new” condition.  Some items may show wear and tear that is normal and expected.

Mobley Home Inspections Upgrade Up Arrow Upgrade: The item is serviceable as defined above.  However, subsequent to this item’s manufacture and/or time when it was put into service there have been advances in technology and safety.  To enhance the overall health and safety of your home, we advocate you consider upgrading to the recommended products or standards.  This proactive approach to the maintenance of your home will help keep you and your family safe and happy in your home.

Mobley Home Inspection Maintenance Hammer Icon Maintenance: The item, component or system is not functioning properly.  It may require normal and expected repairs and maintenance in order to be fully serviceable as defined above.

Items in this category may include:

1.    The expected repair and maintenance of normal and reasonable wear and tear items.

2.    Items that by their nature do not significantly adversely affect the livability of your home.

Budget & Monitor: The item is serviceable as defined above.  However, due to its age and/or condition, this item needs to be watched.

Items in this category may include:

1.    Budget Items:  The item, component or system may be near the end of its normal and reasonable service life.  For this item, you should anticipate increased maintenance and repairs as it ages.  Replacement may be necessary in the not too distant future.

2.    Monitor Items:  The item, component or system should be monitored for the possibility of future correction.  If the observed condition changes, then further evaluation, servicing or maintenance may be needed.

3.    Any unsafe condition that may harm you, your family or your home.
